Approximately two-thirds of landlords intend to raise rents following implementation of the Renters' Rights Act, according to new research from the Deposit Protection Service reported by Property Wire.

The findings point to possible upward pressure on rents as landlords adjust their operating plans for the new regulatory environment. The research records stated intentions rather than confirmed rent increases.

Landlords' plans to sell some or all of their properties also increased over the period surveyed. The proportion rose from 53% in October 2025 to 56% in May 2026.

For investors, brokers and residential developers, the figures offer a measure of landlord sentiment around the reforms. The eventual effect on rental supply and pricing will depend on whether owners follow through on proposed rent rises or property disposals.
