Homeowners hoping to secure a sale agreement before Christmas should list their property by 16 October, according to an analysis of UK housing-market data reported by Property Wire.

The average period from a property being listed to an offer being agreed now stands at 68 days. That is 10 days longer than the comparable period a year earlier.

The timetable refers to reaching an agreed offer, rather than completing a transaction. Sellers listing after the mid-October threshold face a reduced prospect of having an agreement in place before the Christmas break.

For agents, developers and prospective buyers, the data provides a clear seasonal benchmark for marketing and search decisions as the year-end holiday period approaches.
