Some 44% of British homeowners have carried out property-related research privately, examining homes on the market or checking the estimated value of their own property without discussing it with other adults in their household.

The finding comes from research published by property portal Zoopla and reported by PropertyWire.

The results point to an early and often personal stage of housing-market engagement, when homeowners may be assessing options before a decision to sell, buy or relocate has been made.

For agents, developers and investors, such behaviour underlines the value of property-search and valuation activity as an indicator of consumer interest that may not yet translate into a visible transaction.
