AI infrastructure development is exposing a growing mismatch between the speed of data center construction and the delivery schedules for the systems that make those facilities operational. A data center can be built in about 18 months, while a transformer required to power it may take as long as four years to arrive.
That gap is not limited to transformers. Power supply, cooling systems, electrical equipment, permits, construction activity and utility upgrades all follow separate timelines. For a project to open as planned, each of those processes must converge at the same point.
For commercial property stakeholders, the issue shifts attention beyond the building site. A completed facility without the necessary grid connection or electrical equipment cannot deliver its intended capacity, making infrastructure sequencing a central development consideration.
The challenge reflects what Commercial Observer described as a coordination crisis for the AI infrastructure industry. Developers, utilities and equipment suppliers face pressure to align decisions made years apart as demand for data center space expands.
